Can I use my conservatory all year round?
Modern conservatories, with insulated bases and cavity walls which feature energy efficient double-glazed units and a thermally efficient roof, can be used all year round, with the sensible use of relevant heating.
Do we need Planning Permission or Building Regulation Approvals?
Planning Permission
Under the regulations that came into effect on 1st October 2008, adding a conservatory to your home is considered to be permitted development and does not need an application for planning permission, subject to the following conditions:
- No more than half the area of land around the original house* would be covered by additions or other buildings.
- No extension forward of the principal elevation or side elevation fronting a highway.
- No extension to be higher than the highest part of the roof.
- Maximum depth of a single-storey rear extension of three metres for an attached house and four metres for a detached house.
- Maximum height of a single-storey rear extension of four metres.
- Maximum depth of a rear extension of more than one storey of three metres including ground floor.
- Maximum eaves height of an extension within two metres of the boundary of three metres.
- Maximum eaves and ridge height of extension no higher than existing house.
- Side extensions to be single-storey with maximum height of four metres and width no more than half that of the original house.
- Roof pitch of extensions higher than one storey to match existing house.
- No verandas, balconies or raised platforms.
- On designated land** no permitted development for rear extensions of more than one storey; no cladding of the exterior; no side extensions.
Where work is proposed to a listed building, listed building consent may be required.
*The term “original house” means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date). Although you may not have built an extension to the house, a previous owner may have done so.
**Designated land includes National Parks, the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites
Building Regulations
Building regulations will generally apply if you want to build an extension to your home. Though, conservatories are generally exempt when they meet a number of conditions.
- They are built at ground level and are less than 30 square metres in floor area
- At least half of the new wall and three quarters of the roof is either glazed or translucent material
- The conservatory is separated from the house by external quality door(s)
- Glazing and any fixed electrical installations comply with the applicable building regulations requirements
- You are advised not to construct conservatories where they will restrict ladder access to windows serving rooms in roof or loft conversions, particularly if any of the windows are intended to help escape or rescue if there is a fire.
- Any new structural opening between the conservatory and the existing house will require building regulations approval, even if the conservatory itself is an exempt structure.

How can we protect our privacy?

Do we need to install insulating double glazing units and if so, which ones?
On April 1st 2002, the Government introduced Part L, amending the Building Regulations for the first time, to require replacement windows and doors to meet tough new thermal performance standards.
This doesn’t apply to conservatories that have a lockable external door separating the two rooms, such a door, French door or Patio door.
What types of doors do you supply?
We supply and install UPVC Doors (including Residential, Patio and French), Aluminium Bi-Folding Doors, Solid Timber ‘Solidors’, and a range of Composite GRP doors.
We can also supply garage doors too – please ask for more details and product brochures.
What furniture options are available for doors?
We offer a wide range of door furniture, including door knockers, letter plates and handles to suit your preferences. Door furniture is available in a selection of colours including gold, chrome, black or white. We also able to provide spy holes, cat flaps, magnetic catches and other accessories as required.
Can I be assured of your door security?
Our doors are fitted with the best quality hinges and locking mechanisms available in the marketplace, and meet the requirements of the “Secured by Design” License, which is an official Police Initiative backed by the Home Office Crime Reduction Unit.
With security features such as multi-point locking systems, compression deadbolts and handles that all meet British Standards, we can assure you that our doors will keep your property safe and secure.
Will the installers make a mess?
Our installers are respectful of your property and will lay thick dust sheets covering to the floors. They will tend to start with the upstairs windows and work down through your property; they clean and vacuum up the mess. When they have finished, they will take you on a tour of your products and advise you on how to maintain and use correctly.
What will I need to do before the installer arrives?
There is very little that you will need to do – all we ask is that there is easy access to the rooms in which we will be installing in. Also, it does assist us to remove your blinds or curtains and remove ornaments and pictures from the internal sills.

Do you make conservatories to order?
Yes, all of our conservatories are tailor-made to your unique specifications; you pick the style, the size, the number of openings and how many doors you require.
How soon can we have our conservatory built?
The average turnaround is 6 to 10 working weeks from signing the contract however, you need to be aware that at busier times of year, the process can take longer. Conservatories that need planning permission will take considerably longer but we can advise you further at your consultation with us.
We’ve got an odd shaped space/an unusual wall/a sloping garden – can we still have a conservatory?
It’s always best to get advice in these situations. In most cases, we are still able to come up with a solution for you but we are unable to answer this without seeing the site in person.
My builder has already constructed my base – what’s the next step?
Contact us to come out and have a look. We will ensure that it is level and we can also come up with some design options for you.
What style of conservatories can you supply?
Since all conservatories are made to order, you can have anything that is physically achievable. A chat with a specialist conservatory designer will open up possibilities that you may never even have dreamed of.
Do I have to have tie bars?
Ultraframe's tie bar replacement kit has eliminated many requirements for tie bars on certain size conservatories. There are some exceptions so we cannot give a blanket response as all rooms are made to measure and have their own unique set of specifications.
Can I have wheel chair access on my doors?
Yes, you can. We can provide you with an aluminium low threshold for the door on request to enable easy access for a wheelchair.
How do I know that I am buying good quality products?
Realistic are Ultraframe Approved Installers. To achieve this accreditation, you have to be vetted by Ultraframe, work to an ethical code of practice and be prepared to have your work inspected by a British Board of Agrément (BBA) inspector.
Your conservatory roof is prefabricated in the factory to ensure snag-free, rapid onsite installation. Postcode checked for perfect weatherproofing, the specially proven weather seals, rain baffle in ridge system, secondary drainage in glazing all combine to make this impervious to water penetration.
When you buy from us you are provided with genuine certificates from Ultraframe. Realistic’s heavy-duty fully steel reinforced conservatory frames are manufactured to the highest British Standard Kite Marks, BBA and are Secured by Design passed.
Our experienced installers are qualified and provided with on-going training to ensure their professionalism and latest fitting techniques for the new product ranges which are available.
What is my room going to look like?
When we call around to visit you in the comfort of your home, we first take the time to listen to what your hopes and fears are concerning the project.
With this in mind, we will design the room around your needs. We have laptops which run a sophisticated software programme from Ultraframe called U-design.
This package will build the conservatory you are looking for including Loggia, LivinRoom and LivinRoof.
It will also incorporate the type of openings, doors and the roof you desire the most; we can even take a picture of your house and put the new room onto it.
Will my conservatory trap heat and make it too hot?
Ultraframe have a patented system called Eavesflow which is adjustable trickle ventilation through the eaves beam. This provides controlled secure trickle ventilation to the roof space. Ask more about solar repellent glazing too.
Which is better, a glass or polycarbonate roof?
The more popular roof finish is now glass, with a choice of exterior pane finishes like solar repellent and self-cleaning surfaces.
A glass roof in the short term will cost you more money but has a greater life expectancy, better insulation, natural light quality, will make less noise when it rains, is available in self-cleaning and provides greater solar repellent to conservatories which directly face into the sun.
Heatshield polycarbonate roofs provide greater shade from the sun but are not solar repellent. There are 2 shades of plastic, honeycombed into a 6 layer strong roof panel, which you will not be able to see through. The internal layer is opal which is a translucent white finish that with up lighting can give the room the impression of having a solid roof.
Do you do supply only?
Yes, we can offer conservatories on a supply only basis. We also offer supply and installation and are more than prepared to work with outside building companies who would be building the base for you.

Can I use my own builder?
Yes, we are more than happy to project manage around other tradesmen.
We are able to provide your builder with base plans and then we would prefer to come back and survey the base before commencing manufacture of the final products to ensure the base is square and level. It is better to do this than to risk manufacturing to the base plan alone.
Can I get you to design my conservatory even if I buy it somewhere else?
Yes, you can. We offer a design package for clients around the country.
If you are looking to project manage the installation yourself, you can come to us and for a fee, we will help you design your conservatory or glazed extension, providing you with your dream that you then can take to the company of your choosing to build for you.
Do I have to have a dwarf wall?
You can have a dwarf wall any height that you wish.
The more popular height is 600mm or 2ft; at this height, you maintain good visibility to your surrounding area.
If you opt for a lower wall, you will have better visibility and light, but if privacy is a priority for you, then could opt for a higher wall instead.
If you were looking to use the room as a dining room, a higher wall may be preferred.
Can I choose what exterior finish I require?
Yes, there are no hard and fast rules as to the exterior finish you can have. Many people opt to try and match their current exterior finish or as close to it as they can. The types of finish range from bricks, render, traditional stone and timber.
When trying to match the exterior finish of your property, you may find that the original bricks and stone are no longer available in the marketplace. Also, if you are trying to replicate the current finish, you need to bear in mind the weathering effect on your property.
Can I have the inside walls plastered?
Yes, you can have the internal walls plastered on the dwarf wall, LivinRoom and house walls.
Clients have also opted to keep with the exterior finish of the house and matching this to the inside of the conservatory, such as internal brick on the dwarf wall.
What are cavity trays?
When you build a new extension or conservatory against an existing house cavity wall, you are turning an exterior wall into an interior wall. In most instances, a standard lead flashing is all that is required.
However, where brick and traditional stone exterior walls are exposed to high weather conditions, companies will require you to have cavity trays installed. This is the only way to ensure the building remains watertight. Bricks and stone tend to be porous and soak water into the cavity, this water then will then look to escape. You will see signs of this when it has been raining heavily as water will seem to sit in one area of the exterior wall for no reason.
As a damp proof course prevents rising damp in cavity walls, a cavity wall tray prevents water soaking downwards. This allows the water to escape through weep holes above the new building.
A cavity tray is the only permanent solution to penetrating water ingress on properties where a cavity wall has been built against. Traditional cavity tray installation will require a part of the existing wall to be removed the insertion of the tray and then closed.

What glass options are available to me?
The glass options available to you are extensive, with effects such as leaded glass, stained glass, and a range of obscure options for added privacy.
Can you match my existing style and colour of door?
We are able to supply doors that will be in-keeping with your property. With materials available such as uPVC, aluminium, solid timber and composite GRP, we’ll find you a door to suit your requirements.
Our composite and solid timber doors come in a huge variety of standard colours, but we can provide a colour matching service utilising the RAL Colour chart if required on all uPVC and aluminium doors as well.
How much will my new door cost?
We like to be transparent in our approach and do not shy away from advising guide prices so you can budget for your home improvements.
For basic uPVC doors, we advise around £1000.00. Sets of French Doors, and sliding Patio Doors, you can expect to pay around £1300.00. Our Composite Doors start around £1500.00, with our Solidor range starting from £1800.00+.
We are able to offer doors on a supply-only basis which can help to reduce the overall cost. Please ask for more details.
Can you provide doors suitable for disabled access?
We can work with you to ensure the products installed suit your requirements, including a low threshold for ease of access.
How long will it take for my new door to be installed?
This can be discussed in more detail at your initial consultation, but we would usually advise between 1-2 days depending on the style of door, and whether additional works such as a knock out are required.
What type of guarantee will I be provided with?
We can offer an insurance backed guarantee (IBG) with all orders. Our IBG is with the Glass and Glazing Federation Insurance (GGFI) who are owned by the Glass and Glazing Federation who also happen to own FENSA. It has been important to us that you know and have trust in a name that you recognise; there are many other lesser-known, cheaper companies but we believe you cannot put a price on peace of mind.
With the installation of new windows and doors, you should be offered an insurance backed guarantee. Regulations have been put in place to protect the general public from unscrupulous traders. Unfortunately, there are still many people not been given the correct advice and documentation.
Do I really need an on-site consultation?
We can provide you with a guide price over the phone but we find that it works well for everyone involved if we can sit with you, in your home to discuss all available options. This also allows us to assess the location of the installation, and work out an accurate price based on specific measurements.
Our consultants want to provide you with all of the information you need to make a decision and unlike most companies, we will not be offering ridiculous discounts, calling managers or inventing money off schemes to get you to buy on the day.
We can provide you with a written quotation and hope you have at least 2 other quotations to compare before you make a buying decision. We are confident enough to know you’ll come back.
Do I have to pay a deposit if we decide to purchase a door?
A deposit will be required for your home improvement and the remaining balance will be paid upon satisfactory completion of your door installation.
What is the difference between a conservatory and an orangery?
The roof structure of an orangery is different to that of a conservatory: it’s made from a glazed lantern.
The overall aesthetic of an orangery is similar to that of a traditional brick extension and is usually adopted as an additional room for the household, rather than a conservatory which is often only fully utilised during the summer months unless heating systems are added.
The greater use of brick as opposed to glass in an orangery also provides additional privacy.
How much will my new orangery cost?
There are usually more extensive building works involved in the construction of an orangery, along with internal finishing such as plastering, electrics and lighting. This means that the overall cost can be greater than that of a traditional conservatory. However, it is also worth bearing in mind that investing in orangery will probably add value to your home when the time comes to sell.

Can I use my orangery all year around?

Does my orangery need to adhere to building regulations?
The configuration of your orangery will need to be carefully considered if you want to avoid building regulations. Your orangery needs to adhere to the following restrictions, or it will have to adhere to building regulations in full:
- At least half of the new wall and three-quarters of the roof is either glazed or translucent material.
- They are built at ground level and are less than 30 square metres in floor area.
- The orangery is separated from the house by an external quality door(s).
- Glazing and any fixed electrical installations comply with the applicable building regulations requirements.
How long does the guarantee last for on my orangery?

Can a solid roof be retro-fitted to my existing conservatory?
Subject to suitability and structural checks that we will assess, our Solid Roof options can be retro-fitted to your existing conservatory.
This helps to increase the thermal efficiency and usability of the room, without having to invest in a completely new conservatory.
Why would I opt for a solid roof conservatory as opposed to a traditional extension?
With overall build costs significantly reduced, along with a much faster installation time, it makes sense to invest in a Solid Roof conservatory.
It will also outperform an extension in terms of thermal efficiency.
What are the differences between your solid roof product range?
LivinROOF is predominantly aimed at the retro-fit marketplace, although it is available on new build conservatories as well. It combines solid Urban Grey panel with uniquely placed glazed sections, offering a bespoke and contemporary finish.
Ultraroof450 is usually chosen on new build projects, although depending on the structural integrity of your existing conservatory, it can sometimes be retro-fitted. Ultraroof450 is a solid, tiled roofing option, with a range of finishes and Velux windows available if desired.
Both LivinROOF and Ultraroof450 can be combined with the Loggia system.
The Garden Room Roof is also a tiled roofing option but can also be extended with a canopy into the garden, and can have hardwood beams incorporated into the design.

At Realistic, it has always been our goal to provide quality accredited products, excellent installation, good service and long term customer satisfaction. We hope we have achieved this and have been able to remain competitive with our costings.
We are not the cheapest as we do not provide cheap products or service, and we are nowhere near the most expensive as we do not have the overheads or commissions that are paid by others.
We believe we offer value for money in comparison to others and ask you to judge us yourself.
How long will it take to fit my new products?
Timescales vary depending on the products you are purchasing. Individual units can be installed in a day, whereas a conservatory can take up to 6 weeks to be completed. The best advice is to call a showroom and speak to someone to find out more accurate information.
How long will it take until the products are installed after I order?
Depending on the products you are ordering, the waiting list can vary Conservatories have a longer waiting list which can be between 8 to 14 weeks, whilst windows and doors are between 6-10 weeks. Time frames are seasonal with the Spring/Summer being more popular for conservatories.
What locks do you use?
We use a range of different locks depending on the product. All products are tested and have passed British Standards.
How can I be assured of the quality of your products?
We have looked to make quality our highest priority and our window and door system have been tested and passed:

How do you install double glazing?
Realistic windows are installed professionally by one of our highly experienced installers. Windows, doors and conservatories are no different than other building materials and need a professional and keen eye for detail.
Your products are only as good as the fitters who install them but equally, they have to be measured correctly.
Poorly measured windows cannot be installed correctly, and badly installed windows will reduce the life expectancy and energy efficiency capabilities of your frames.
What is condensation?
Condensation is the moisture caused by everyday living and occurs when warm moist air comes into contact with cooler air, or a cold surface, which is at a lower temperature. When moisture vapour forms, condensation is allowed to build up over a period of time and some properties can see this appearing on their windows.
If you have condensation forming on the inner pane of your windows, you will need to encourage ventilation; a trickle vent to the head of the frame can accomplish this, as can upgrading your windows to new energy-efficient frames and glazing.
Condensation between the panes of glass means that the sealed unit has perished over time, the unit now has air between the 2 panes of glass and will only continue to deteriorate over time. The unit inhales more air and ultimately more moisture which ultimately means the unit is not now working and needs to be replaced.
What is Low-E glass?
Low-emissive (Low-E) glass is window glass which has been treated with an invisible metal or metallic oxide coating, this creates a surface that reflects heat while allowing light to pass through.
Windows treated with Low-E coatings are proven to reduce energy consumption, decrease fading of fabrics, such as window treatments, and increase overall home comfort.
Do you provide secondary glazing?
We can provide aluminium secondary glazing for our clients, designed for listed buildings and homes in which you may wish to retain the original features.
What benefits will I gain having new PVCu windows?
Double glazing, especially A+ windows, will keep you much warmer and the PVCu profile is designed for little maintenance. You’ll still have to clean them and oil occasionally, but you will not have to paint them.
You will be more secure in your home with passed Secured by Design window systems, having products installed by professionals and fabricated to the highest standards. You will have windows which will be performing and looking good for years to come and fully guaranteed if something goes wrong.
How can I pay?
You can pay with a debit or credit card (2.5% handling fee), BACS transfer or cash; more information is available upon request.
When I go ahead, will I have to pay a deposit?

What are the Building Regulations on windows?
Replacement windows and doors must comply with Building Regulations for replacement. Our consultant will be aware of the relevant specifications that need to be adhered to. These will include fire exits, child safety hinges, room ventilation and toughened safety glass.
New build properties and extensions comply with new build building regulations. We are a FENSA registered company, meaning that you will receive the applicable certificates of Building Regulation compliance.
Do you make arched and round windows?
We can make arched and circular windows, we can even make combination windows and doors which are arched.
Can you do any type of bay windows?
Yes, we have a complete range of bay options – Box bay, Bow bay, Circular bay, Oriel and Plant on bays, you can be assured that our expertise will be at hand to guide you through the decision making process.
What is the life expectancy of my new windows?
Our windows are fabricated to exceptionally high standards meaning that they will last for many years. We offer a full 10 year guarantee on the window frames and a 20 year guarantee on the warm edge sealed unit range.
How much will my windows cost?
All of our windows are tailor made to your home; all windows are made to measure and are unique to your designs, and this can make two properties next door to one other work out to be completely different prices.
Still, unlike other companies who shy away from costs, we like to give people a guide system to work within. If you were to calculate £500.00 per window and £1000.00 per door, you will not be far adrift. Additional cost will be applied for extras of your choosing.
Do you offer self-cleaning glass?
We do offer self-cleaning glass but currently, this will not give you an A+ rated window as this type of external pane glazing doesn’t comply with the present regulation. That is not to say you cannot have it, your windows will still be energy efficient compliant.
Will my new windows reduce noise?
This will depend on the type of windows that are being removed; our windows have a 28mm sealed unit as standard with 4mm exterior glass panes. You could also opt for triple glazing as high-performance glazing provides greater interior acoustic comfort and noise reduction. Contact us for more details.
How much money will I save having new windows installed?
This depends largely on the type of windows you are having replaced in the property. The majority of the installations we carry out are replacing aluminium and uPVC windows. The typical amount of monies you can save based on statistic produced by the Glass and Glazing Federation (GGF) are:
Typical house* upgrading from single glazed timber windows with electric heating to A-rated £325.26 Annual Saving.
Typical house* upgrading from pre-2002 double glazed PVC-U windows to A-rated £156.69 Annual Saving.

We have had more positive feedback from feeling warmer with new windows and doors; eliminating cold drafts has a big part to play in this.
What is a U value?
A U value is a measurement of heat loss in a building component such as a wall, floor, roof or window. It can also be referred to as an ‘overall heat transfer co-efficient’ and measures how well parts of a building transfer heat. The higher the U value the worse the thermal performance of the building covering. A lower U value indicates a higher level of insulation.
What is an A+ Energy Rating?

Can you match my existing style of window?
We cannot promise our windows will exactly match your existing windows but our PVCu profiles and colours will blend in with any home. We have an extensive range of wood grain foil finishes and can colour match any of the RAL range in PVCu and aluminium. Plus, we have 3 individual frame finishes with Chamfered, Sculptured and Flush Frame sash.
